Once we have defined your goals, we work at evaluating the market and understanding the value of your property. We compare current inventory that is around you, as well as pending/recently sold. We factor in improvements you have made to the house to establish the best price, or we discuss improvement needed to help increase value. We also understand the buyer profile for your home. We will really want to make your home shine on the market through discussing all these foundational key elements.
Once the list of improvements has been completed (if applicable) we schedule our marketing team to capture your home through video, drone and photography as well as our inspectors to complete a pre-inspection report on the home. We also work alongside our stagers/ interior designers (if agreed upon/needed) for recommendations with making your property look its absolute best. We establish a launch timeline and how the property will be shown once on the market and discuss our extensive proactive marketing package.
Your home is now on the market and all marketing tactics are implemented to get your home sold in the quickest amount of time for the most amount of money. We will host open houses on the weekend and will communicate showings requests as well as feedback we might receive. Once we offers have been received, we will sit down and discuss pros and cons to each offer on the table. If the property is in a multiple offer situation, we will seek backup offers to put you in the best position possible.
Once we receive an offer escrow will be opened with the title company and all involved parties with the transaction e.g., lenders, transaction coordinator, and buyer's agent. We will work with you to complete your seller's disclosures on the property and continue to communicate with you weekly updates with next steps. If repairs are requested by the buyer, we will discuss with you and negotiate the best option needed. We will do our best to make sure that deadlines and contingencies periods are met in the contract. As closing gets closer we will continue to provide with any resources you might need to help with your move. On the week of closing, the title company will arrange a time with a mobile notary or in person for you to sign your necessary paperwork. Once the property has recorded with the county, you get to celebrate that your property has sold.
